The challenge
Spec changes, sample rooms, and a premium finish to protect
Telephone House is a live development where procurement has to match the speed of on-site installation. With multiple kitchen and room elements being installed in volume, the project required tight control over schedules and deliveries to ensure the installation teams weren’t held up waiting for essential items.
Midway through the project, the client requested an updated specification: 147 fan ovens were replaced with around 40L combi microwaves. Changes like this naturally require a quick re-check of pricing, availability and programme alignment, and the team moved fast to confirm everything, so the schedule stayed on track.
Another challenge was the sample rooms. A “starter pack” was needed urgently to support approvals and lock in the installation plan. This wasn’t just about function; it also had to maintain a consistent, high-quality finished standard across the development, with details like in-room TVs and mounting solutions for a polished, move-in-ready look. As the team put it: “We need them there ASAP.”

The immediate goal was to ensure site momentum remained intact, while converting an evolving appliance specification into a practical, controlled supply plan. With a large number of kitchens and rooms to complete, BSN needed confidence that the revised requirements could be managed smoothly without confusion or delays for all stakeholders.
Fast delivery of sample rooms was a priority since this is where decisions are finalised, and subsequent installation can proceed. The request was specific—combi microwave, 2-zone ceramic hob, canopy hood with carbon filters, and an undercounter fridge with an icebox—and timing and coordination were critical.
